Factors to consider...
1 Choose a property near an airport (s) - ideally one served by low-cost airlines.
2 Decide what sort of place you want to run: village life, forgotten France etc.
3 Don't fall in love with a mill or tower that would be implausible to run as a business. And beware of ruins - they can ruin you.
4 A guest house can be profitable so you might be able to afford more than you think. But make sure you have enough cash flow to take you through the first year.
5 If buying an existing guesthouse, ask to see the books.
6 Make sure the property has somewhere for guests to sit privately both inside and out.
7 Don't open until you are ready: guests don't want to see roped-off barns or a hole waiting to become a plunge pool.
8 Guests can't abide water that isn't hot or lights that flicker. Make sure your services run like clockwork.
9 Good insulation is imperative. People don't want to hear the boiler - or snoring from the next-door bedroom.
10 Create the kind of guest house that you would like to stay in yourself. If you think it's perfect, others probably will.
